SouthPointe Solutions LLC has been providing commercial real estate appraisals in the Dallas Fort Worth Metroplex since 1993.
Tarrant Appraisal District and many area cities caution that these values will likely drop as some homeowners and commercial property owners protest their valuations.
About $1.9 billion of the county’s growth in taxable value came from construction. Nearly 8,000 new homes added about $1.1 billion to the net taxable value, and 613 new commercial properties added $852 million, according to a report prepared by the Tarrant Appraisal District.
Given the higher appraisals, the number of protests filed by homeowners has been surprisingly low — 8,279 so far, or 149 fewer than at this time last year. Property appraisals were mailed late last month. Homeowners and commercial property owners have until June 2 to formally protest real estate valuations.
Dallas County’s commercial properties took a bigger hit than homes. Commercial values fell 5.4 percent this year, to $58 billion, while residential values dropped by just 2.2 percent, to $77 billion.
